When you use FairRate we may collect the following information:

• Email address — provided at checkout and used to deliver your analysis results.
• Payment information — processed directly by Stripe. We never see, store, or have access to your full card number or bank details.
• Uploaded document content — the loan estimate or other mortgage document you upload for analysis.
• Extracted fee and rate data — the structured figures derived from your document by our analysis pipeline.
• Usage data — standard server logs including IP address, browser type, and page visits, used for security and error monitoring.

2. How We Use Your Data

• To provide the document analysis and benchmarking service you paid for.
• To send transactional emails — specifically your analysis results and any support communications you initiate.
• To detect and prevent fraud and abuse of our platform.
• To monitor errors and improve service reliability.

We do not use your data for advertising, profiling, or any purpose unrelated to the service.

3. Data Retention

Uploaded documents and all extracted fee and rate data are retained for 90 days from the date of upload, then permanently deleted. Email addresses associated with completed analyses are retained for transactional and support purposes. You may request deletion of your data at any time by contacting us.

4. Aggregate and Anonymized Data

We may use anonymized, non-identifiable aggregate data — such as fee distributions or rate trends across geographic regions — for internal research and market analysis purposes. This data cannot be traced back to any individual user or document.

5. Third-Party Service Providers

We share data with the following service providers only to the extent necessary to operate FairRate:

• Stripe — payment processing. Your payment details go directly to Stripe and are governed by Stripe's Privacy Policy.
• Brevo — transactional email delivery (analysis results, receipts).
• Upstash — rate limiting to prevent abuse.
• Sentry — error monitoring to identify and fix application bugs.
• Anthropic — AI-powered document analysis. Document content is sent to Anthropic's API for extraction and is subject to Anthropic's Privacy Policy.
• Vercel — application hosting and infrastructure.

We do not sell, rent, or share your personally identifiable information with any third party for their own marketing or commercial purposes.

6. Your Rights and Data Deletion

You may request access to, correction of, or deletion of your personal data at any time by emailing support@fairrate.online. We will respond within 30 days. Please include your email address and the approximate date of your analysis in your request so we can locate your data.

7. No Sale of Personal Data

FairRate does not sell personal data in identifiable form to any third party. Our only source of revenue is direct payment from users for the analysis service.

8. Notice for California Residents (CCPA)

If you are a California resident, you have the following rights under the California Consumer Privacy Act (CCPA):

• Right to Know — You may request disclosure of the categories and specific pieces of personal information we have collected about you.
• Right to Delete — You may request deletion of personal information we have collected from you, subject to certain exceptions.
• Right to Opt Out of Sale — We do not sell personal information. You do not need to opt out.
• Right to Non-Discrimination — We will not discriminate against you for exercising any of these rights.
